SUMMIT COUNTY, Colo. (December 11, 2020) – Two new developments in Summit County first listed this summer by Slifer Smith & Frampton Real Estate (SSF) – the Colorado mountains’ leading firm serving resort communities for nearly six decades – sold out rapidly only months after being put on the market. The residences at Elevate Rowhomes at 4th Street Crossing in Silverthorne and all available condominiums at Clearwater Lofts in Keystone are spoken for as more buyers trade metropolitan lifestyles for mountain town living.

“These are some of the strongest sales we’ve ever seen,” says Troy Margelofsky, the lead listing broker for Elevate Rowhomes. “Now that people can work from anywhere, they’re looking for an escape from the city, a place where they can spend time outdoors but also be close to amenities. Both of these developments offer exactly that.”

Elevate Rowhomes is one of the latest properties at 4th Street Crossing, an innovative new development aiming to revitalize Silverthorne’s downtown by transforming an underutilized city block into a community for both residents and visitors to enjoy year-round. Designed with open-concept floorplans and natural, contemporary elements that reflect the surrounding Colorado landscape, residences at Elevate Rowhomes come with two or three bedrooms, panoramic views, gas fireplaces, a two-car garage and a private rooftop deck, a rarity in Summit County. The collection of 33 townhomes went on the market at the end of July, selling out in less than four months. Pricing started at $659,000.

“There’s been a great deal of enthusiasm around this property because of its great features and close proximity to the outdoors, as well as the amenities that 4th Street Crossing offers,” Margelofsky says. “Still, it’s shocking how quickly the property sold out. I thought we would’ve sold a few by this point, but this is unprecedented.”

Outside of the residences, the 4th Street area includes a pedestrian-friendly “Main Street” in the center of town, offering restaurants, an upscale hotel and more. The first four buildings for Elevate Rowhomes will be completed in about a year. The remaining four are projected to be complete in late spring, early summer 2022. Out of all the buyers of the residences at new development, 80% are from the Front Range or out of state.

A luxury condominium development near the Lakeside Village area of Keystone, Clearwater Lofts is the first condominium development under construction in the area in several decades. In late June, SSF was awarded the listing for the property, which includes 65 high-end residences in three buildings. The third building hasn’t been put on the market yet, but the first two, which have sold out, include a total of 44 residences. The third and final building will be put on the market some time this month.

Designed to provide access to outdoor recreation all year long, Clearwater Lofts is located right next to Keystone Lake and only a mile from the Mountain House base area. The condominiums range from one-to-threes bedrooms, offering different open-concept floor plans with private decks, full kitchens and in-floor radiant heat. Pricing starts around $400,000. The first building contains 22 residences and is projected to be completed by March 2021. Out of the current buyers, nearly 60% are from the Front Range or out of state.

“These Front Range buyers and out of state residents are looking for a second property, a place in the mountains they can call home,” says SSF’s Chris Lankhorst, who is co-listing the development with SSF’s Dave Greenberg. “With fine dining and other amenities close by, Clearwater Lofts provides the best of both worlds – the comforts of an urban lifestyle that literally backs up to three amazing mountains of recreation with spectacular views.”
